What is end of tenancy cleaning?

End of tenancy cleaning is a deep, top-to-bottom clean of a rented property when the tenant moves out. It is also called a move-out clean. The aim is simple: the property should be as clean as it was on the day you moved in.

It goes much further than a normal weekly clean. We clean inside the oven, fridge and every cupboard, remove limescale from taps, showers and toilets, wipe skirting boards, doors and light switches, clean the inside of windows and finish all the floors.

Why it matters for your deposit

In England, your deposit is held in a government-approved scheme (the Deposit Protection Service, mydeposits or the Tenancy Deposit Scheme). At the end of the tenancy, your landlord or letting agent checks the property against the check-in inventory.

If the property is not as clean as it was at the start, they can take the cost of cleaning from your deposit. Cleaning is one of the most common reasons for deposit deductions. A professional end of tenancy clean is the easiest way to avoid that.

Common questions

What is an end of tenancy clean?

It is a deep clean of a rented home when the tenant moves out. It is more thorough than a regular clean and covers the inside of the oven, fridge, cupboards and wardrobes, limescale in bathrooms, skirting boards, doors, windows and floors, so the property matches its condition at the start of the tenancy.

Can my landlord take money from my deposit for cleaning?

Yes. If the property is not returned as clean as it was at the start of the tenancy, the landlord can claim the cost of cleaning from your deposit. Fair wear and tear is allowed, but dirt, grease and limescale are not counted as wear and tear.

When should I book my clean?

Book the clean for after you have moved your things out and before your check-out inspection. An empty property can be cleaned properly inside cupboards and behind furniture.

Do I need to be at home during the clean?

No. Many customers leave the keys with the letting agent, a neighbour or in a key safe.
